Exterior & Structure

  • Roof condition and remaining life (generally needs at least two years of useful life and no active leaks)

  • Foundation soundness and drainage

  • Exterior doors, windows, and garage door operation

  • Decks, patios, and handrails (safe and secure)

  • Paint condition — especially peeling or chipping paint on homes built before 1978

Systems & Utilities

  • HVAC, furnace, and water heater function properly

  • Electrical system (no exposed or unsafe wiring; GFI outlets where required)

  • Plumbing, toilets, and water supply work correctly

  • Well or septic system is functional (if applicable)

Interior, Safety & Other

  • Basement, crawl space, and attic are free of excessive moisture, debris, and wood-destroying insects

  • Stairs have proper handrails

  • Overall health and safety hazards are addressed
