South Bend’s Colfax Corner: A New Innovation Hub Downtown

As someone passionate about community growth and the future of our region, I’m excited to share some big news from downtown South Bend and Notre Dame.

The City of South Bend, investment firm Ancora, and the University of Notre Dame have officially launched the Colfax Corner project, a game-changing initiative set to transform downtown South Bend into a bustling innovation hub. The 202,000-square-foot research and innovation center is the first phase of the DTSB Tech and Talent District, part of the broader Downtown 2045 Plan to revitalize the heart of our city.

The project blends preservation with progress. It includes a full historic restoration of the former South Bend Tribune building, which Notre Dame acquired in 2023 to save from demolition, connected to a modern research and office facility. The two buildings will frame a public plaza designed for events, pop-up programming, and everyday community gatherings.

The collaboration behind Colfax Corner is a great example of public, private, and nonprofit partners working together. Backers include the City of South Bend, Ancora, Notre Dame as anchor tenant, the State of Indiana, the Lilly Endowment, and the Judd Leighton Foundation.

The projected impact is significant: over 400 high-tech jobs coming downtown, a projected $750 million direct economic boost over the next decade, and renewed energy that should attract talent and research investment to the area. Beyond jobs, the space will host educational events, dining, and retail, making it a long-term community anchor. Construction is expected to begin in 2026, with completion targeted for 2028.

Why does this matter if you’re thinking about buying or selling in South Bend? Major downtown investment like this tends to strengthen surrounding neighborhoods over time, drawing new residents, new amenities, and renewed interest in the properties nearby. If you’re curious how projects like Colfax Corner could affect home values in your part of South Bend, I’m always happy to talk through what I’m seeing in the market.
