Living in Elkhart, Indiana: A Guide for Homebuyers and Sellers

Elkhart is Michiana's industrial engine and one of its best values for homebuyers. Known worldwide as the "RV Capital of the World," it offers a revitalized downtown, two rivers and a wide range of homes. Here's what buyers and sellers should know.

Elkhart at a glance

  • Population: about 54,000 at the 2020 census, the largest city in the Elkhart–Goshen metro area.

  • Location: about 15 miles east of South Bend, in Elkhart County, where the St. Joseph and Elkhart rivers meet.

  • Getting around: the Indiana Toll Road runs along the north side of the city, and Amtrak stops at Elkhart station.

Jobs and the economy

Elkhart earned the title "RV Capital of the World" by the late 1940s, and RV manufacturing and its suppliers remain the area's largest employers. The city is also a long-time center for band instrument manufacturing. Because so much of the local economy is tied to RVs, hiring and home demand can rise and fall with that industry.

Downtown and everyday life

  • Riverwalk: the downtown riverwalk follows the water and offers seasonal ice-skating.

  • Lerner Theatre: the historic downtown performing arts venue reopened in 2011 after an $18 million renovation.

  • Parks and water: with two rivers, Elkhart has plenty of riverfront parks and access for boating and fishing.

Schools

Most of the city is served by Elkhart Community Schools, and Concord Community Schools serves the southeast side. Confirm the district for the exact address before you buy.

The homes and what they cost

Elkhart has older homes near downtown and the rivers, mid-century neighborhoods, and newer subdivisions on the edges of the city. Prices are generally moderate for the region. Recent public listing data has put the city's median list price a little above South Bend's, and well below Granger's. Ask me for recent sales in the area you're considering.

What to check before you buy

  • A different county: Elkhart is in Elkhart County, not St. Joseph County, so property taxes, assessments and local rules are handled by a different county.

  • Flood zone: Homes near the rivers may be in or near a flood zone. Check the flood map for the address.

  • Commute: If you work in South Bend or at Notre Dame, test the drive at rush hour.

Who Elkhart fits

Elkhart suits buyers looking for value, people who work in the RV industry or anywhere in eastern Michiana, and buyers who want river access and a revitalized downtown.
