Living in Osceola, Indiana: A Guide for Homebuyers and Sellers

Osceola is a small town with a big draw: Penn-Harris-Madison schools, a quieter pace and easy access to both Mishawaka and Elkhart. Here's what buyers and sellers should know.

Osceola at a glance

  • Population: about 2,600 at the 2020 census.

  • Location: in eastern St. Joseph County, in Penn Township, between Mishawaka and Elkhart. The town sits along the St. Joseph River, mostly on its south side.

  • Schools: Osceola is part of the Penn-Harris-Madison School Corporation. Students in town are zoned to Moran Elementary, Grissom Middle School and Penn High School.

Why buyers choose Osceola

  • Schools: Penn-Harris-Madison is one of the main reasons families look here.

  • Small-town feel: Osceola is much smaller and quieter than South Bend or Mishawaka, but still close to their shopping and jobs.

  • The outdoors: Ferrettie/Baugo Creek County Park, about 214 acres along Baugo Creek, has an extensive trail network, and the St. Joseph River runs through town.

  • Commutes: Mishawaka's shopping corridor and Elkhart's employers are both a short drive, and the Indiana Toll Road is nearby.

The homes

Osceola and the surrounding Penn Township area offer a mix of older homes in town, mid-century and newer subdivisions, and homes on larger lots outside town limits. Inventory is limited because the town is small, so good homes can sell quickly.

What to check before you buy

  • Town limits vs. township: An "Osceola" mailing address may be inside or outside town limits. That can change your property taxes, trash service and utilities.

  • Well and septic: Some properties outside town limits use a private well and septic system. Plan for well-water testing and a septic inspection.

  • Schools: Confirm the assigned schools for the exact address, especially near district lines.

  • Flood zone: Homes close to the river or Baugo Creek may be in or near a flood zone. Check the flood map for the address.

What homes cost

Because inventory is small, prices in Osceola move with each sale. Ask me for recent comparable sales before you price your home or make an offer.
