River Park, South Bend: Neighborhood Guide for Buyers and Sellers
River Park is one of South Bend's most affordable established neighborhoods, and one of the easiest places to put down roots if you want a walkable street, a park nearby and a short drive to almost everything. Here's what buyers and sellers should know, from a South Bend REALTOR® who works this side of town.
Where River Park is
River Park sits on South Bend's east side in ZIP code 46615, along East Mishawaka Avenue. The St. Joseph River forms its southern edge and the railroad tracks run along the north. Veterans Memorial Park anchors the southwest corner, and Potawatomi Park and the Potawatomi Zoo sit on the neighborhood's doorstep. Downtown South Bend, Notre Dame and IU South Bend are all less than about three miles away.
The homes
Most of River Park was built between the 1920s and 1960, with a median build year in the mid-1920s. Expect:
Cottages and bungalows on tight grid streets, the classic starter homes of the neighborhood.
American Foursquares, Colonial Revivals and prairie-style homes, mostly closer to the river and north of Adams High School, with more space and larger lots.
Small multi-family buildings and a few apartment complexes, which is why the area draws investors as well as owner-occupants.
What homes cost
River Park is one of the lower-priced neighborhoods in the city. Recent public listing data has put the median sale price in the mid-$150,000s, with smaller cottages often listed from under $100,000 to about $200,000 and larger homes near the river higher. Prices change quickly, so ask me for current sales on the street you're considering.
Everyday life
Parks and trails: Potawatomi Park has playgrounds, walking paths, an amphitheater and the zoo. The East Bank and Northside trails meet nearby and follow the river.
Mishawaka Avenue: The neighborhood's main street has local coffee, restaurants, a branch library and everyday services. Larger grocery and retail options are a short drive north on Grape Road.
Getting around: Several bus routes run on Mishawaka Avenue, and many streets are easy to bike.
What's changing
The City of South Bend has worked with residents on a River Park neighborhood plan that focuses on Mishawaka Avenue as a business corridor and on changes around Potawatomi Park, including a new 20th Street entrance. The park's pool, closed since 2022, was slated for removal. If you're buying near the park, ask how the plan affects your block.
Who River Park fits
River Park works well for first-time buyers who want value, small investors looking at single-family or small multi-family rentals, and people who work at IU South Bend, Notre Dame or downtown and want a short commute. Schools are assigned by address and can cross program boundaries, so check the exact address before you buy.
