East Bank, South Bend: Riverfront Living Near Downtown
The East Bank is where downtown South Bend meets the river. Across the St. Joseph from the city center, it has become one of South Bend's most walkable places to live, with riverfront parks, restaurants and a growing mix of new homes and condos. Here's what buyers and sellers should know.
Where the East Bank is
The East Bank sits on the east side of the St. Joseph River, directly across from downtown South Bend. It stretches roughly from the river toward the Northeast Neighborhood and Notre Dame, which is a short drive or bike ride away.
Howard Park and the riverfront
The neighborhood's centerpiece is Howard Park, a riverfront park of about 13 acres that the city redesigned with an ice rink and curving ice trail, a water feature, a playground, an event lawn and gathering spaces. Riverside trails connect the East Bank to downtown and to parks up and down the river.
The homes
The East Bank has one of the most varied mixes of housing in the city:
Older single-family homes on established streets.
New construction, including modern single-family homes and townhomes built over the last several years.
Condos and apartments, including newer buildings near the river and the Colfax Avenue corridor.
What homes cost
Because of the riverfront location and new construction, the East Bank is among South Bend's higher-priced areas. Recent listings have ranged from older homes under $200,000 to new construction and larger homes in the $400,000s to $800,000s. Prices vary a lot by building and block, so ask me for recent comparable sales.
Everyday life
Walkability: Restaurants and coffee shops on the East Bank, plus downtown across the river, are all within walking distance for many residents.
Events: Howard Park hosts skating in winter and events through the year.
Getting around: Downtown employers, Memorial Hospital and Notre Dame are all a short commute.
Schools: Assigned public schools depend on the exact address. Verify before you buy.
What to check before you buy
HOA and condo fees: Ask what the monthly fee covers, how healthy the association's reserves are, and whether any special assessments are planned.
Flood zone: Homes close to the river may sit in or near a flood zone, which can affect insurance costs. Check the flood map for the exact address.
Taxes on new construction: A newly built home's tax bill may rise once it's fully assessed. See my guide to St. Joseph County property taxes.
Who the East Bank fits
The East Bank suits buyers who want a walkable, urban lifestyle, downsizers trading a big yard for a condo or townhome, and professionals working downtown, at Memorial Hospital or at Notre Dame.
