Sunnymede, South Bend: Neighborhood Guide for Buyers and Sellers

Sunnymede is one of South Bend's most character-filled neighborhoods: tree-lined streets, century-old homes and a location between downtown, Notre Dame and the river. Here's what to know before you buy or sell there.

Where Sunnymede is

Sunnymede sits on South Bend's near east side, in ZIP codes 46615 and 46617. Sunnymede and Sunnyside avenues run through it, and East Wayne Street divides the neighborhood roughly in two. Downtown, the University of Notre Dame and the St. Joseph River are all close, and most commutes across the city take about 10 minutes by car.

The homes

Most homes in Sunnymede date to the 1910s and 1920s, with a median build year around 1929. You'll see Colonial Revivals, Tudor-inspired cottages, farmhouses and a few turreted "storybook" homes. As a rule of thumb:

  • South of Wayne Street, homes are generally smaller and more modestly priced.

  • North of Wayne Street, homes are generally larger, on bigger lots, at higher prices.

What homes cost

Recent public listing data put Sunnymede's median sale price in the high-$300,000s. Smaller homes south of Wayne have often ranged from about $150,000 into the $400,000s, and larger homes to the north from about $500,000 up. Older homes vary a lot by condition, so ask me for recent comparable sales before you set a price or make an offer.

Everyday life

  • Parks: Howard Park, with its playground and winter ice rink, and Potawatomi Park and Zoo are close by. The East Bank Trail follows the river.

  • Food and shopping: The South Bend Farmers Market sits just outside the neighborhood, with Eddy Street and East Mishawaka Avenue restaurants nearby.

  • Schools: Adams High School is within walking distance for many residents. Assigned elementary and middle schools depend on the exact address, so verify before you buy.

What to check before buying an older home here

  • Systems: Wiring, plumbing, furnace age and roof condition matter more than finishes in a 100-year-old house. Plan a thorough inspection and consider a sewer-line scope.

  • Windows and insulation: Original windows are charming but can mean higher heating bills in a Northern Indiana winter.

  • Trains: Rail lines run along the neighborhood's edge near Longfellow and Belmont avenues. Visit at different times of day.

  • Renovation rules: If a home sits in or near a local historic district, exterior changes may need review. Ask before you plan a major project.

Who Sunnymede fits

Sunnymede suits buyers who love older homes and walkable, established streets, families who want to be near Adams High School, and Notre Dame or downtown professionals who want a short commute.
