Near Northwest Neighborhood, South Bend: Historic Homes Near Downtown
The Near Northwest Neighborhood is where South Bend's history shows most: brick streets, old streetlamps, turn-of-the-century homes and some of the city's grandest mansions, all a short walk from downtown. Here's what buyers and sellers should know.
Where the Near Northwest Neighborhood is
The Near Northwest sits just northwest of downtown South Bend, west of the St. Joseph River. Memorial Hospital is on its east side and Leeper Park, one of the city's best-known parks, sits along the river. Notre Dame is about two miles away.
Historic districts
The neighborhood includes several historic districts, which shape both its character and the rules for exterior changes:
Chapin Park, listed on the National Register of Historic Places in 1982 and once known as South Bend's "Gold Coast," with large homes built from the 1850s through the 1920s in styles from Gothic Revival to Queen Anne and Prairie.
Riverside Drive, with Queen Anne, Prairie and Colonial Revival homes along the river and a park at each end.
River Bend and North St. Joseph Street, two local districts that show the city's growth from the turn of the century to just after World War II.
If a home is in a local historic district, exterior changes such as windows, siding or additions may need approval from the South Bend–St. Joseph County Historic Preservation Commission. Ask before you plan a project.
The homes
Most homes here date to the early 1900s, with a median build year around 1910. You'll find American Foursquares, bungalows and Victorians, plus a few townhomes and newer infill houses. Many homes have alley access and detached garages.
What homes cost
The Near Northwest offers a wide range. Recent public listing data has put the median sale price in the mid-to-high $150,000s, with homes needing work starting much lower, renovated homes around $300,000, and larger historic homes higher. Condition drives value in an older neighborhood, so ask me for recent comparable sales before you price or bid.
Everyday life
Parks and river: Leeper Park and Muessel Park are close, with river access and trails.
Community: Near Northwest Neighborhood, Inc. is one of the city's most active neighborhood organizations and has helped restore homes and run community events.
Downtown: Restaurants, the Morris Performing Arts Center and downtown employers are within walking or biking distance.
Schools: Assigned public schools depend on the exact address. Verify before you buy.
What to check before buying here
Age-related systems: Plan a thorough inspection of wiring, plumbing, the roof and the foundation, and consider a sewer-line scope.
Lead paint: Homes built before 1978 may contain lead-based paint. Federal rules require sellers to disclose what they know.
Historic review: Confirm whether the home is in a local historic district before you budget for exterior work.
Who the Near Northwest fits
The Near Northwest suits buyers who love historic architecture, people who want to walk to downtown or the river, Memorial Hospital staff, and buyers willing to take on a restoration project for the right house.
